Light, access, neighbours and planning rules shape a project's future before its façade does. For an owner, partnership is not only choosing a builder; it is choosing a route that turns the asset into a project that can be designed, built and used.

What capacity we review

General location, area, declared land use, access and available documents are the starting point. We then separate reliable information from what needs specialist review. The largest buildable area is not always the right product for that plot.

The scheme before the percentage

A partnership percentage means little before land value, cost and each side's contribution are known. Unit mix, open space, services, phasing and construction method all affect the result. A reviewable programme comes first; the cooperation model and responsibilities are negotiated for that programme.

Azhianeh's role

Depending on the agreement, Azhianeh may take part in capacity studies, architectural design, defining the development programme or construction coordination. Responsibility for funding, permits, construction control and sales is set out in that project's scope.
