Architecture facing the sea

Architecture on the coast is first a matter of seeing before it is a matter of form: the sea, the horizon, the change of light and the relation between home and sky. In the design of MAXI’S in Mahmoudabad, Azhianeh began from this relation: how a coastal residential tower can carry the quality of life from the inside of the unit to the terrace, and from the terrace to the horizon.

For us, MAXI’S is not only a white, elongated form on the city’s skyline. It is a project in which architecture, structure, plan, terrace, light and buildability must speak one language, the path Azhianeh calls “from line to life.”

At MAXI’S the terraces are not attachments to the facade; they are part of the main organisation of the architecture. Horizontal lines and deep balconies form a boundary between inside and outside, linking the home to light, air and view. The facade therefore moves away from the simple repetition of floors and becomes a series of horizontal planes, shadows and breaks that change through the day.

The white skin serves to reveal the form, not to hide it. Light settles on the edges of the terraces, shadow retreats under the planes, and the volume takes a different face every hour. The facade is not a fixed image; the sun redraws it.

From apartment to vertical villa

A recurring question in Azhianeh’s coastal residential projects in the north is how part of the quality of villa life can be carried upward. A villa has a courtyard, a terrace, light and a direct connection to the outside. A tower need not lose these qualities.

From this comes the idea of the “vertical villa”. The terrace is no longer leftover plan; it can be the home’s courtyard in height, and the living room can extend outward. The interior images below are design visualisations showing how this idea could take shape inside the home.

Where structure becomes architecture

The design of a tower does not begin with its facade. The rhythm of the structure, spans, cantilevers, unit plans, skin and terraces must converse from the outset. Architecture without buildability remains an image; building without quality of space is only the production of square metres.

The last image shows a stage of the project’s structural frame, behind the final form. Its current construction status still needs to be confirmed, and until then it is not presented as the project’s status today.

Architectural value, residential value, property value

MAXI’S should be read both as an architectural work and as a residential asset.
