Deed and legal status
Before any payment our legal team checks the deed, land use, setbacks, legal access and history. Land without a clear deed and use is not offered.
A fair price
We buy on valuation and local market knowledge, not the listing price, and sometimes settle part of the deal by barter.
Permits, utilities, completion
We pursue the building permit, water, power, gas, sewage and completion certificate ourselves.
Contractor and build quality
Architecture, structure and construction decide at one table. We manage the contracts and report each stage with dated photos and costs.

When you are away the villa is checked, aired, gardened and prepared before you arrive.
Managed rental
If you wish, we let the villa on empty days under a clear contract, without promising fixed income.
Exchange into Azhianeh projects
If one day you want something else, you can exchange the villa at current valuation for a unit in another Azhianeh project or sell it to us, by agreement and an independent valuation at that time.
Staged payments
Payments follow real progress, each stage confirmed by a dated report.

How much does it cost to build a villa in the north?

I have no land; can you find one?
Yes. We present two or three vetted plots with a legal report and handle the purchase with our legal team.
What if I no longer want the villa later?
