Why Mahmoudabad and Izadshahr are on everyone's lips
For people from Tehran, the Mahmoudabad and Izadshahr coast is one of the nearest ways to reach the Caspian Sea. The beach here is open and sandy, and the towns have everyday services, markets and schools; that means you can live in them, not only spend a holiday.
These two features, proximity and the possibility of living there year-round, bring together demand from several groups: a family that wants a second home, a retiree leaving a crowded city, and someone thinking about seasonal rental.
A coastal tower or a villa in the north?
A villa gives you a garden and privacy, but it also hands the owner the upkeep, security during empty months and winter humidity. A good coastal tower shares that burden through building management, security staff, shared systems and spaces such as a pool and lobby.
The right choice depends on how you will use it. If you are away for several months a year, an apartment in a seriously managed tower usually means less trouble. If land and a garden matter most to you, choose a villa with your eyes open to the cost of upkeep.
A first-row tower by the sea: view or access?
The phrase “first plot from the sea” appears often in listings. Before deciding, ask how far the building really is from the beach, whether the route to the water is public or private, and whether new construction could block the view.
A sea view has value, but only when the building has been properly designed for wind, salt and humidity. A facade that is not durable ages faster by the sea than anywhere else.
Hotel-style towers and seasonal rental
Some projects are presented as “hotel-style”, meaning a central management company rents the units out for short stays. Before buying, ask to see in writing the operating agreement, the management share, who is responsible for repairs, and whether personal use is allowed.
No one can guarantee rental income. The northern tourism season is short, and income depends on the management, the quality of the unit and each year's market.
What turns a project into an opportunity
Choose the town by general criteria and the project by precise ones: the builder's record of completed work, the legal and permit status, the actual stage of construction with a dated report, a plan that works for living, and the building management plan after handover.
At Azhianeh, a separate company is set up for each project so that the accounts, the decisions and each party's share stay clear. The Hess-e Zendegi tower in Mahmoudabad is being built on this basis, and the Rokan Pine project in Izadshahr is at the design stage.
Frequently asked questions
Which northern town is best for property investment?
There is no fixed answer. Mahmoudabad and Izadshahr are chosen for their closeness to Tehran and their open beach, but the quality of the project matters more than the choice of town.
Is it better to buy a coastal apartment or a villa?
If you are away for much of the year, an apartment in a tower with building management is usually simpler to maintain. A villa offers privacy and a garden, with higher upkeep costs and responsibility.
Is the return on a coastal tower investment guaranteed?
No. No responsible builder guarantees returns or rental income. Ask for the assumptions and risks in writing.
