Look at the view last
The Mahmoudabad coast persuades a buyer quickly. The sea is visible from the window and that seems enough. But the view is the only thing the builder did not build. Everything else, from the concrete and windows to the lobby and the management of the building, results from decisions you need to understand before buying.
What follows is the list that we, as architect and builder, would like every buyer to ask us and any other builder.
Ownership documents, permits and the real stage of construction
Ask in whose name the building permit is and with which legal entity the contract is made. Ask for the date of the latest progress report, not only the progress figure. A report without a date is not information. Separate the render from the site photograph, and if the project is under construction, ask to visit during the site's working hours.

Read the plan against the family's calendar
Floor area alone says little. See where the kitchen gets its light, how far the bedrooms are from the living room, and whether there is somewhere to work at home that the sound of the television does not reach. If you have a child, trace their route on the plan from the front door to their room.
The Hess-e Zendegi brochure lists seven types from 154 to 265 square metres. Presenting a type does not mean it is available; ask separately about the floor, availability and terms of each unit.
What does the building do in midwinter?
On the Caspian coast, humidity and rain are the main test of any building. Ask what window system is used, where the terraces' rainwater goes, and how ventilation of bathrooms and kitchen is designed. One visit on a rainy day shows the truth of a building better than ten sunny photographs.
These questions seem technical, but their answers are what you will see on the wall of the home five years later.
After handover, who is responsible?
A pool, spa, gym and children's play area have running and maintenance costs. Ask who manages the building after handover, how the monthly service charge is calculated, and whether a maintenance budget for the amenities has been provided. A vague answer to this question is a sign of a risk that is not visible in the price.
If you intend to rent out the unit in your absence, also ask what the building's rules say about short-term letting.
Know the builder by their work
Ask the builder to show their previous projects and, if possible, visit one of them. Ask whether the designer and the builder are one firm or two separate ones; when design and construction are under one roof, responsibility for errors is also clearer.

Does a render show the current state of the building?
No. A render shows the design; the current state must be judged by a dated photograph and a visit.
How are Hess-e Zendegi unit prices set?
The price, availability and payment terms of each unit are given at the time of enquiry to the Mahmoudabad sales office.
