
A market phrase, not a fixed term
In market talk, "first-line sea plot" is used for the row of property closest to the beach, but there is no fixed, official definition shared by all sellers. One may say it of a property that reaches the beach directly and another of a property a street away.
For this reason the phrase itself is not sufficient grounds for pricing.
What should you ask for in writing?
The exact distance to the beach according to the registry map or a surveyor's measurement; whether a public path, a street or another property lies between the project and the beach; the status of the sea setback and the building regulations; and the title deed and building permit. None of this can be learned from a promotional photograph.
Separate view, access and right of use
Closeness to the beach covers three different things: a view of the sea, walking access and the legal right to use the beach. A property may have an excellent view but no direct access, or the reverse. Ask about each separately and have it written into the contract.
Why does Azhianeh not use this phrase without a deed?
A claim without a deed carries legal and reputational risk. On the Hess-e Zendegi page we speak only of the coastal location and Darya 28 (Sea 28); we do not publish any distance or ranking that an official deed has not confirmed.
If the deed and the registry map confirm it, that will be published with the figure and its source.
