1. Structure and soil by the sea
Coastal soil, a high water table and seismicity are the three main issues for any coastal tower in Mazandaran. Ask how the foundation was designed and who carried out the structural calculations. In a tower where the architect and structural engineer decide from one table, design and safety are less likely to be sacrificed to each other.
2. Facade and terrace against salt and rain
Sea salt corrodes metal, and slanting rain finds its way through window joints. Ask about the facade material, the terrace waterproofing details and the type of window. You recognise a lasting coastal tower by its ten-year-old facade, not by its render.
3. A plan for real life
A living room facing the sea, a deep terrace that will actually be used, and a kitchen and rooms with natural ventilation. A plan designed only for photographs shows itself in the humid summer and damp winter.
4 to 6. Amenities, management and service charges
A pool, spa and lobby are worth having, provided their maintenance plan and service charges are clear from day one. Ask who will manage the building after handover and how repairs to shared systems will be paid for.
A hotel-style tower or managed rental also makes sense only when the operating agreement is transparent.
7 and 8. The builder and the presale
The builder's record of built, visitable work is the most important evidence. In a presale, ask for the legal entity you are contracting with, the status of the building permit, the schedule and a dated progress report.
Do not buy any tower because it is called “the best”. Buy the one that gives clear, written answers to these eight questions.
