Buying a Villa or a Coastal Tower in Mahmoudabad: Which Is for You?

If land ownership and a fully private garden are your firm priority, a standalone villa is a different choice. If you want private outdoor space, a view, security, amenities and managed upkeep together, a tower-villa is worth examining. This note offers criteria, not a verdict.

Two different offers, not two different prices

A villa and a coastal tower are two separate products with two kinds of life. A villa gives land, a garden and independence, but leaves upkeep, security and services to the owner. A coastal tower gives a view, amenities and shared management, but land ownership is usually shared and must be checked against the title deed and the contract.

Searches for "buy a villa in Mahmoudabad" and "buy a coastal apartment in Mahmoudabad" often begin with exactly this doubt; the right answer depends on how you live.

A garden on the ground or a garden in the air

In a standalone villa the garden is at ground level. In the idea of the vertical villa, a large terrace takes the garden's place: somewhere for breakfast, a dining table, plants, conversation and watching the sunset. At Hess-e Zendegi, according to the project brochure, the terraces are roughly 17 to 35 square metres.

If a garden bed, trees and a play area for children on the ground are essential to you, a villa is the more reasonable choice.

Upkeep, security and the days you are away

A home left empty for several weeks needs looking after. In a tower with professional management, entry, reception and upkeep of the common areas can be organised. In a standalone villa these tasks fall to the owner or to staff the owner hires.

Both routes cost money; what matters is that the cost and the upkeep plan are transparent in the contract.

Permanent residence or a second home?

If the aim is only a few weekends a year, the cost of upkeep and security matters more. If the aim is long stays, access to daily services, banking, shopping and healthcare, next to the beach, becomes important.
