
Why is "best" a question, not an answer?
The phrase "best investment in the north" is searched a lot, but the responsible answer is to define the criteria first. Price growth and return are not guaranteed, and any promise of return should be examined with scepticism.
The main criteria
Location, product quality, plan and area, build quality, legal status and contract, management after handover, maintenance cost, supply and demand, and price relative to comparable options. For each criterion, ask the seller for documentation.
Risks to examine separately
Construction and delay risk, legal risk, liquidity risk in the property market, and maintenance cost. A property that looks good only in images and has no management after handover keeps its value less well in the years that follow.
The partnership structure at Azhianeh
A separate project company (SPV) is set up for each project, and reporting is based on that company. Three common errors in assessment
The first error is comparing price per square metre without comparing the stage of construction: a unit that is built and ready for handover does not carry the same risk as one that is sold off-plan. The second error is relying on others' experience in a past market; price and demand conditions do not stay fixed.
The third error is ignoring costs after handover: service charges, maintenance, insurance and management. These costs are part of the real cost of keeping a coastal property and should be asked about before buying.
Questions you can ask any seller
Who is the contracting party, and what is the project's legal structure? Where can the building permit and its amendments be seen? On what date were the latest site photographs taken? Are the handover specification and payment schedule written or verbal? After handover, who manages the building and how is the cost determined?
A seller who answers these questions in writing can be assessed more readily than one who only promises returns.
