Why searching for the “best architect” can mislead you
When a landowner in Mahmoudabad, Nowshahr or Izadshahr looks for an architect, they usually meet a list of beautiful images. But an image says nothing about how a building behaves in winter, what it costs to build, or what it takes to maintain after handover.
The right architect for your land is someone who can answer three questions together: what should be built on this land, how should it be built, and who will live in it.
1. Knowing the Caspian climate, not just a northern taste
Humidity, slanting rain, sea wind and salt are the first clients of every building on the Mazandaran coast. Ask the architect how they solve roof and terrace waterproofing, bathroom ventilation, and the relationship of windows to the prevailing wind. A general answer means limited experience.
2. Design and structure from one table
In the north, soil, groundwater level and seismicity directly affect a building's form. When the architect and the structural engineer work separately, either the design is sacrificed in the calculations or the cost rises. Choose an office that sees structure and architecture together.
At Azhianeh, Dr Hassan Taheri, with a background in civil engineering and a doctorate in architecture, makes structural and spatial decisions side by side; this was one of the reasons Azhianeh was formed.
3. A building that is built and can be visited
Any office can show a render. Ask to see a building that the same architect designed and that has been built, and if possible speak to residents or the building manager. The gap between the render and the real building is a measure of an office's honesty.
4. Feasibility before design
A good architect asks about the land's capacity, regulations, the market and cost before proposing a form. If the first meeting starts with a picture of a facade, the project is likely to collide with reality later.
5. Presence on site and 6. Contract clarity
Ask who represents the architect on site and how changes during construction are approved. A drawing with no one guarding it on site turns into a different building.
Put the scope of services, the stages, the deliverables and the payment terms in writing. “Complete design” without a list of documents has no shared meaning.
7. A view of life after handover
The running costs of a pool, lobby and shared systems stay with residents for years after construction. An architect who has thought about building management and service charges will produce a building whose upkeep is more predictable.
We want these criteria applied to us as well. If you have land in Mazandaran, you can begin the conversation with a land assessment.
Frequently asked questions
Who is the best architect in Mazandaran?
There is no single fixed name. The right architect knows the Caspian climate, sees structure and architecture together, has a built and visitable building, and carries out a feasibility study before designing.
Who is Dr Hassan Taheri?
Dr Hassan Taheri is a co-founder of the Azhianeh architectural group, an architect, structural engineer and Tehran-based builder. Since 1384 (Iranian calendar) he has designed and built residential towers and tourism complexes in Tehran and Mazandaran, including the Hess-e Zendegi tower in Mahmoudabad.
How is the cost of architectural design in the north determined?
It depends on the scope of services, the floor area, the complexity of the project and the delivery stages. Before signing, put the list of documents and the stages in writing.
Ask for the project file
For the current plan, status and terms of a specific project, ask Azhianeh. Everything on this page is general information, not a price list or an offer.
