Because if you stay for weeks, most of your days will be ordinary, and the decision should be made for those days. The summer-evening picture is part of the story, not all of it.
It is Tuesday, not a holiday. One person has an online meeting. Another wants to rest. A child needs somewhere to play. Rain has changed the plan to go out. This scene is hypothetical. The view is still beautiful, but now the house has to do more than make a good photograph.
If you want to use a second home in northern Iran for more than a few weekends, write your living scenario before choosing a size. Who is there, when, and for how long? The answer can change how much the plan, the services and even the type of property matter.
Where should you start: what does your own calendar say?
Start with your calendar, not with the listing. A house for short breaks and a house for a stay of several weeks do not need the same things.
For longer stays the kitchen, storage, a place to work, privacy and daily access matter more. In a weekend you can live with gaps. In three weeks you cannot.
Once you own a holiday home in Mazandaran, the mental picture of a good evening slowly gives way to a list of real tasks: shopping, laundry, work, children, guests. It is better to write that list before buying.
Scene one: what does a work morning in a second home need?
It needs a fixed place to sit and take calls that does not block the way through the house and does not carry sound to everyone else.
On the plan, ask: how is the light in that corner? How far do kitchen and television noise travel? If someone sleeps late, will a work call wake them?
Check internet coverage on site, with the provider you would actually use. "Suitable for remote work" without a real connection test is only a claim. If you can, test in your own working hours and on the same floor.

Scene two: how do you read a plan for a rainy family day?
A rainy day shows the quality of a plan, because terrace and grounds are used less and every activity moves indoors.
Can the house still hold several activities at once? A child plays, someone watches a film, someone works. The distance between bedroom and living room, the place of the television and the chance to pass without disturbing anyone say more than the number of rooms.
A simple plan-reading test for a coastal apartment: draw each person's route with a pencil from the door to the bedroom, bathroom and kitchen. If many routes cross the middle of the living room, a full day will feel tight.

Scene three: what does a guest arriving reveal about the plan?
A guest shows whether the house has room for another person without breaking the residents' privacy.
Follow the path on the plan: arrival, putting down luggage, using the bathroom, resting. Where does the guest walk? Must they pass the bedroom door? How many people can the shared bathroom bear?
A house that is always ready for company must still protect privacy. A bigger space does not automatically solve overlapping activities. Sometimes a door, a short corridor or the right place for the bathroom helps more than a few extra metres.
Scene four: what happens when nobody is in the house for weeks?
An empty house needs one clearly named person responsible. Without that, a leak or a failing appliance is noticed late.
Ask: who, with the owner's permission, will notice a leak or fault? Who is responsible for cleaning, periodic service and repairs? What does it cost and how is it charged? If the answer is not in writing, you do not have an answer yet.

A window facing the sea has real value, but other questions remain. Is there a good path to the open space? How do shade, wind, rain and neighbouring buildings affect the terrace? How do a child, an older person and a guest use it?
Concept images of projects usually show the best hour of the day. Ask how the same space feels at two on a summer afternoon or on a windy evening.

Why should a second home not be justified by rental income without data?
Because imagined rental income is a number on paper. Until permission, rules, costs and real demand for that exact property are clear, it cannot be the reason to buy.
An owner may wish to offer the property to other guests during their absence. Examine this separately from the personal appeal of the house. Whether it is permitted, the building's own agreements, the way it is managed, service costs and real demand must all be clear for that property.
